In many shared homes, the arrangement begins simply: a room is leased, a payment date is agreed, and household costs are divided. Complexity tends to build quietly. One tenant pays weekly, another fortnightly. The electricity bill lands in one person’s inbox, a maintenance request remains in a group chat, and a bank transfer arrives without a clear reference. Before long, the household record is spread across spreadsheets, messages, screenshots and memory.
Setli is intended to replace that fragmented routine with a shared, structured view. Hosts and landlords can manage rooms and tenants, assign different rent amounts and schedules, record shared bills and expenses, review payment history, and coordinate maintenance and household tasks. Tenants and housemates can see relevant obligations and records, submit requests and follow activity connected with their rental arrangement.

Payments are processed through Stripe. Rental funds are paid directly to the landlord, and Setli does not hold rent. The platform has no monthly subscription; instead, a 3.5% platform fee applies to successfully processed rental transactions. This structure links the fee to payment activity rather than imposing a standing software charge. Setli also includes rewards and referral features, subject to applicable eligibility requirements and terms.
The platform is not presented as a bank, trust accounting service, bond-holding provider or replacement for a licensed property manager. Its focus is the day-to-day administration that can become difficult in shared rentals. A room-by-room structure supports households where occupants have different agreements, rental amounts, payment dates and responsibilities. A consistent rental record can also reduce uncertainty when people move, expenses arise or a maintenance matter requires follow-up.
The product’s design reflects the realities of a household in motion. A new housemate may arrive as another prepares to leave; a repair can affect several occupants; a bill may need to be divided differently from the rent. Bringing those details into one system gives each authorised participant a clearer reference point without changing the underlying rental relationships.
Although Setli was founded in Australia, its intended reach is international. Access will be offered across supported Stripe markets, with availability dependent on Stripe coverage and Setli’s rollout. Mobile applications for iOS and Android are also being prepared.
